Bouygues’ Luxury High-Rise Portfolio in Thailand

Developer Honour Thailand has selected Bouygues-Thai, a Bouygues Construction subsidiary, to design and build ONCE Wongamat, a 56-storey luxury residential tower in Pattaya. 

The contract extends the group's Thai high-rise portfolio, which already includes Bangkok's Mahanakhon Tower. 

Rising 239 metres on Pattaya-Na Kluea Road in North Pattaya, the tower will hold 548 apartments across more than 60,000 square metres of floor space. 

The project is a useful case study in delivering high-rise work within a dense coastal city, particularly in Southeast Asia's luxury residential market. It is slated for completion in 2029.

A Luxury Residential Landmark For Pattaya

Designed by Thai architecture firm D103i, ONCE Wongamat is set to become one of Thailand's tallest towers once complete. 

Beyond its 548 apartments, the building will include five retail units, a rooftop infinity pool and a children's pool, a waterside bar, a spa, a sauna and a Japanese onsen. 

Residents will also have access to the following:

• coworking areas
• private lounges
• dedicated children's play spaces
• cafés
• restaurant
• sky bars
• concierge service
• round-the-clock security 
• covered parking

Building in a dense coastal city

Substructure works began in February 2026 and were completed by August, carried out by Bouygues-Thai, alongside Siam Tone Co, using rock coring to establish the tower's foundations. 

Superstructure construction follows and is expected to run for around 30 months. 

The low-carbon concrete structure brings its own technical demands, and the central Pattaya site adds further constraints that the delivery team has had to plan around:

• Foundation work using rock coring to prepare the site for a 239-metre tower
• A cantilevered swimming pool extending beyond the building's own footprint
• A low-carbon concrete structure engineered for construction in a seismic zone
• A citywide restriction banning site activity after 6pm
• Digital logistics tools used to schedule deliveries and limit adding to congestion in central Pattaya

Up to 700 workers are expected on site at peak activity.

A track record in luxury towers

ONCE Wongamat sits within a wider push by Bouygues Construction into high-end residential work. 

The group cites more than 50 years of experience and beyond 250 luxury projects in France and internationally, spanning hotel renovations such as the Ritz and Molitor in Paris, the Morpheus Hotel in Macao and the Curtain Hotel in London and residential landmarks including Pier Sixty-Six in Florida.

In Thailand specifically, Bouygues-Thai has operated for more than 30 years.

One City Centre, Bangkok

One City Centre is a 61-storey, 276-metre tower on Ploenchit Road in Bangkok, built by Bouygues-Thai for developer Raimon Land Mitsubishi Estate. Designed by Skidmore, Owings & Merrill alongside Design 103 International and dwp, the tower combines residential and mixed-use space, reflecting Bouygues Construction's continued high-rise presence in Bangkok's premium business district.

The Met, Bangkok

The Met is a residential complex in Bangkok completed by Bouygues-Thai in 2008. At the time of completion, its three towers, each 232m tall, were the tallest residential buildings in the city. Bouygues Construction cites The Met as early evidence of Bouygues-Thai's widely acknowledged expertise in skyscraper construction.

Summit Tower, Bangkok 

Summit Tower is a 46-storey, 202-metre mixed-use tower in Bangkok that developer Summit Corporation Co. awarded to Bouygues-Thai. The 118,000-square-metre building combines office and hotel space, designed by Thai architecture firm A49. Bouygues-Thai's teams are currently advancing the superstructure, targeting Leadership in Energy and Environmental Design (LEED) and WELL (a well-being-focused) certification as the project moves through construction.

Mahanakhon Tower in Bangkok

ONCE Wongamat is the latest chapter in a longer story of Bouygues Construction's high-rise work in Thailand, anchored by Mahanakhon Tower in Bangkok. 

Rising 314 metres over 77 storeys, Mahanakhon was completed in 2015 and inaugurated in 2016, and remains the tallest skyscraper Bouygues Construction has ever built. 

Located in Bangkok's Silom business district, the mixed-use tower combines a hotel, retail space and luxury apartments operated as the Ritz-Carlton Residences, Bangkok, beneath its distinctive "pixelated" glass façade.

Bouygues-Thai delivered the structure and façade of Mahanakhon, bringing architect Ole Scheeren's design to life on a site where geometry, stability and constructability were pushed to their limits, according to Bouygues Construction. 

The company describes Mahanakhon as a reference project that showcases its ability to deliver complex, high-rise landmarks at the highest level of technical excellence – the same expertise it now applies to ONCE Wongamat in Pattaya.

Honour Group is the Pattaya-based developer behind ONCE Wongamat, appointing Bouygues Construction to design and build the tower. Known for the Once Pattaya condominium and its HILTON X ONCE PATTAYA hospitality venture, the company positions the project as central to its ambition of driving Pattaya's growth as a modern, coastal city.

Design 103 International (D103i) is the Thai architecture practice responsible for ONCE Wongamat's design. The firm has worked with Bouygues-Thai on multiple Bangkok and Pattaya high-rises, including the 61-storey One City Centre tower. D103i's brief here covers the biophilic layout, sea-facing units and resident amenities across the podium and rooftop.

Siam Tone Co is the Thai specialist contractor carrying out ONCE Wongamat's sub-structure works alongside Bouygues-Thai. The joint team is executing rock-coring foundation work at the North Pattaya site, begun in February 2026 and due for completion in August, ahead of the tower's roughly 30-month superstructure phase..
