Kier's 360° model is helping The Crown Estate turn historic West End buildings into sustainable, future-ready workspaces for London's next chapter

The Crown Estate has appointed major British construction group Kier to redevelop 10 Piccadilly, a Grade II Listed landmark in the London’s West End.

It is the latest step in the Estate's largest ever development programme, requiring a combination of Kier’s expertise. 

"Located in the heart of London Piccadilly, the prestigious Grade II-listed scheme demonstrates the strength of Kier's 360° approach, bringing together our Design, Mechanical & Electrical and Highways teams to deliver a highly complex and sustainable retrofit and refurbishment scheme within a challenging inner-city environment,”says Graham Potts, Regional Director at Kier Construction London & Thames Valley.

A landmark West End scheme

The 90,800-square-foot, mixed-use redevelopment will deliver 62,700 square feet of office space.

It will also include a 26,400-square-foot hospitality destination spanning the ground, basement and first floors, and a further 1,700 square feet of retail space on Regent Street. 

The scheme is targeted to achieve a BREEAM 'Outstanding' rating and NABERS 5*, positioning it among the most sustainably credentialed office refurbishments in central London. 

It forms part of The Crown Estate's long-term vision for its 10 million-square-foot London portfolio.

This involves regenerating heritage-led assets while making them greener, more accessible and more inclusive. 

The scheme also celebrates the area's rich history, giving The Crown Estate an opportunity to reimagine one of Piccadilly Circus' most recognisable buildings for a new generation of visitors.

Building on a growing relationship

The appointment continues an established relationship between Kier and The Crown Estate. 

“Following our appointment to 33-35 Piccadilly last year, this latest project marks another significant milestone for our growing commercial offer in the private sector,” says Graham.


Working within a Grade II Listed building in a dense, high-profile inner-city location is where Kier's integrated model adds value, combining design, engineering and highways capability to manage a challenging retrofit.

The appointment also reflects a broader strategy at play across the West End.

This latest phase is an estate-wide approach to investing in places that respond to the needs of businesses, workers, visitors and communities.

A Growing London Portfolio

Kier's current scheme with The Crown Estate not only follows its appointment on 33-35 Piccadilly last year but also the redevelopment of Morley House, a Grade II Listed building on Regent Street. 

It also adds to a wider run of central London commercial wins, including Kier's recent selection by Derwent London to deliver Holden House, a 135,000-square-foot office and retail transformation on Oxford Street.

The company’s portfolio also includes its current work on the 13,000-square-metre redevelopment of King's College London's Bush House South West Wing at the Strand Campus.
